I understand this is offsite short-term rental management. Manager does not provide onsite cleaning, inspections, repairs, or physical property checks under this agreement, and unless separately agreed to in writing in a different agreement.

I will contact a local host for property inspections, restocking supplies, overseeing maintenance and repairs, and other services needed during or immediately after guest stays. Manager will contact the local host regarding such needed services as Manager is made aware during a guest stay, however, scheduling and payment of the above mentioned items is my responsibility. I will also provide a cleaning company contact (if different than the local host) for Manager to schedule cleanings after guest departures. Manager will then pay the cleaning company using revenue from the booking.

I agree to pay the $799 setup fee (for U.S. based properties) prior to onboarding and the ongoing 18% management fee, which is based on revenue received from any guest or booking platform. This management fee also applies to nonrefundable revenue received from cancellations by the guest. Manager will provide one set of professional photos as part of the setup fee.

I agree to pay half of the 18% management fee in the event Manager must cancel a reservation for a reason caused by me or someone in my party, such as a double-booking caused by me, my friend, or family member which wasn’t communicated to the Manager. I understand canceling a reservation through major booking platforms has negative consequences, such as reduced listing ranking and exposure, reduced Host status, and fees as high as 10% of the booking price, charged to me by the Manager, for example. These fees are in addition to half of the commission payable to Beckett Marketing. In the event Manager deems you to have too many self-caused cancellations, which negatively impacts Manager’s Host status, Manager may terminate this agreement immediately without further notice.

I understand Owner payouts are delivered as quickly as possible, and that Manager, at its sole discretion, may opt to make payouts to me monthly. Payouts are made through Zelle preferably, or check, and commissions, cleanings, and approved expenses are deducted before payout.

I will provide all linens, locks/lockboxes, furnishings, and utilities and maintain the Property in safe, rentable condition either personally or with a hired local host, in accordance with local hospitality and accommodation standards and requirements.

I am responsible for permits, HOA compliance, insurance, tax registration/remittance (lodging/occupancy/sales taxes), and the likes thereof, unless otherwise required/handled by platforms in my jurisdiction. Manager assumes all requirements have been fulfilled by you at the execution of this agreement and assumes no liability or responsibility for said requirements. Manager will provide a relevant details if a booking platform in use handles any of the aforementioned items and what they are, at the time of the reservation.

I understand there are no guarantees of occupancy, revenue, ratings, or platform placement.

I understand this contract term is one month and shall renew monthly until cancelled. Either party may terminate with 30 days written notice to the other by email or letter delivered by U.S Postal Service. If termination is mailed by U.S. Postal Service, the termination date will be effective 30 days from the post-marked date on the envelope. Manager may terminate immediately for nonpayment, unsafe conditions, violations, too many Owner cancellations of existing reservations, or other material or reputational risk. Any reservations made prior to agreement termination remain in effect and payable to Manager in commission and Owner in revenue unless agreed to in writing.

I agree to the liability limitations and to indemnify Manager as described in the Agreement (except to the extent caused by Manager’s gross negligence or willful misconduct).

I grant Manager permission to reference the Property in a portfolio/case study unless I opt out in writing by emailing admin@beckettmarketing.com.
